Recommended Home Seller Packing Timeline

Hello Potential Home Sellers!

Did you know that there is an important difference on when to begin decluttering, packing, and physically moving out when selling your home?

Take a look at my Recommended Home Seller Packing Timeline below:

Recommended Home Seller Packing Timeline

Decluttering in casa: come fare spazio e scegliere cosa tenere – Keepup Shop

1. Before the home goes “LIVE” on the market or MLS, do this:

Start decluttering, donating, and organizing. Remove unnecessary furniture and personal belongings to prepare the home for professional photography and showings.

2. As soon as the home is listed and on the market:

Pack seasonal decorations, extra clothing, collectibles, and nonessential belongings. Keep the home attractive and ready for buyers.

3. Once the home is under contract – (Best time for serious packing):

Begin packing most belongings, arrange movers, and prepare for your anticipated closing date. Keep essential items available and remember that inspections, appraisals, and financing can still affect the transaction.

4. One week before closing:

Ideally, 90–95% of packing should be complete. Confirm moving arrangements, transfer utilities, clean the property, and prepare for the buyer’s final walkthrough. You should not cancel utilities until after your home’s closing and possession transfer — instead, coordinate with your agent and providers to keep service on through the final walkthrough, then schedule the stop or transfer for the day after the closing settlement/funding.

5. What happens if you wait until on or after closing?

Generally, this is too late to begin moving. In a typical Texas resale transaction, the seller must deliver possession according to the contract, often upon closing and funding. Staying afterward requires an appropriate written agreement.

My recommendation for Arlington/DFW home sellers

Start preparing 30–60 days before listing, begin serious packing once under contract, and aim to be completely moved out 24–48 hours before closing, provided your moving arrangements and transaction status support that schedule.

One important caution: A home being under contract does not guarantee it will close. Before committing to expensive, nonrefundable moving arrangements, coordinate with your REALTOR® and confirm the buyer’s financing, contingencies, and expected closing timeline.

Also, Texas sellers should pay particular attention to the possession provision in the TREC contract. Closing, funding, and possession are not necessarily the same event.

The takeaway: Don’t wait until closing week to start packing. Prepare early, pack progressively, and make sure the property is vacant, clean, and ready when contractual possession is due.
